IMPORTANT INFORMATION

As many of you know, Port Aransas has long been known as a small, unique, picturesque fishing village on Mustang Island with a permanent population of some 3,000 persons. During the last two to three years however, thanks to cover articles in national publications touting the area as the last frontier in the country with affordable, water oriented properties and a wonderful tropical climate plus the lack of the many natural disasters that have occurred in other parts of the country like floods, land slides, fire etc., and our low mortgage rates, Mustang and Padre Island have been discovered. Thanks to the stunning new Arnold Palmer Signature Golf Course and the improvements being planned for the local airport, the area now has incredible potential for continued growth and appreciation. Investors from across the country are discovering this area and making investments. The ever popular Red McCombs has just purchased a large tract of land on the Island Moorings Marina and is developing an upscale condo project called the Palmilla. Some of the new beachfront  and waterfront developments on the island are:

The BeachComer - The newest Mustang Island hi-rise condominium - has JUST been announced . The condo will be located on State Highway 361 in the La Concha area. Presale Units from $199,000. All units have Gulf view. www.mustangbeachcomber.com.

The Harbour Condominiums: These still under construction luxury two and three bedroom 2,000 square foot plus condominiums are located on Cotter Street near the Port Aransas ferry overllooking the ship channel. These condos with their superior construction offer harbour views from every unit and top of the line finish outs.

Newport: At completion, this 2000+ acre, multi-billion dollar planned community withh about 4,000 homes and condos, located on both sides of State Highway 361 just east of Island Moorings, will reportedly  feature four or five hotels, a fabulous canal front residential community, a marina and yacht club, two golf courses and a golf club, town homes, condos etc. Craig Millard, from Palm Beach and Newport,. Rhode Island is the primary investor. His spectacular 18 hole Arnold Palmer Signature Golf Course located directly across the highway from Island Moorings overlooking the Gulf of Mexico is under construction and scheduled for play in 2008. Home sites overlooking the golf course or the Gulf of Mexico may be purchased now as well as larger sites for townhomes, condos or hotel development. The Golf Club will be completed and ready for play by early 2008.This project has set a whole new standard for development on the island.


Cinnamon Shore: This planned 60 acre seaside, $235 million  village features about 209 home sites, 56 condos and retail space.  The retail space will include retail stores, an artisan center, 1,200 of Gulf beach, at least four swimming pools and so much more. Several area builders have already purchased lots and several undeveloped lots are available at prices ranging from $125,000 to $2,000,000. Phase I now offers homesites. This project appears to be a very well thought out planned community with amazing amenities that, in addition to the lakes, includes miles of walkable paths, a green area for concerts, two boardwalks to the beach and more!

Avocet Beachfront Development: This 144 acre project in Port Aransas and Mustang Island.

Deseo: A 554 acre development that is being designed to include homes and high rise condominiums. little is known about this project at this time.

Porto Villageo: This  high end residential 12 acre beach front  Mediterranean villa-styled community is currently under construction on State Highway 361 about 5 miles from Port Aransas. The project will include 55 luxury single family homes ranging in price from $135,000 to $750,000 per lot.

Casa Villageo: This is a 34 acre resort beachfront community on Padre Island with 34 single family homes and more than a dozen town homes. The project is under construction just south of the Port Royal Condominium. Beachfront lots will range from $500,000 to over a million dollars.

Beachwalk Village: This is a 300 acre resort located on Padre Island near Packery Channel. The two villages - Beachwalk Village and Balli Village - that make up this resort - are patterned after the very popular and colorful  WaterColor and Sandestin communities in Florida.

The Harbour Condominiums
: 18 luxury harbour front 2 and 3 bedroom condos in Port Aransas, located along the ship channel near the ferry are in great demand. These condos will have covered parking area and boat slips. Prices range from $834,500  to $1,127,824  with 9 of the 18 are under contract. Each unit has a spectacular harbor view. The complex also features gated security, a fabulous pool and cabana and superior hurricane resistant construction. This is a one-of-a kind five star complex that's a must see. The Moorings at Mustang Island - This is an exclusive gated residential community consisting of luxurious townhomes being built on a multi- acre tract along two private lagoons that access the Marina in the Island Mooring community subdivision. The Moorings is located across the highway from the new 18 hole Arnold Palmer Signaure Golf Course and is in walking distance to the Gulf beaches and the municipal airport.  This project is partially sold out. The Gnazzos of Boston are the developers. Prices of the town homes with their own deeded boat slips have been running from $749,000 to $999,000 making this an impressive and unique  investment

The Palmilla By the way, the remaining undeveloped acres of this 28 acre property was recently bought by the infamous Bart Koontz-Red McComb's development group out of San Antonio, adding to the heavy hitters who are targeting Mustang Island as the #1 investment opportunity in the country. This fabulous ressort development is being built in phases. The first phase will consist of five story complexes with 2 and 3 bedroom condos, each with a view of the lagoon or marina or the golf course and the Gulf of Mexico. Palm Bay Village -Palm Bay isa 53 townhome development currently under construction on a 3.5 acre tract on Pade Island bordered by South Padre Island Drive and Whitecap. The project features a fabulous $300,000 swimming pool with waterfalls and lush gardens. The townhomes are 2 and 3 bedroom units with prices ranging from $170,000. to $249,000. The homes may be rented for nightly or weekly stays. 14 of the 53 units are currently under contract. This project also features one story , 1 bedroom, a bath units called The Cabanas at Palm Bay Village> Thes units are currently being sold under $100,000 with 10% down. All the Palm Bay Village amenities are available to Cabana owners and renters.

Island Park Estates
This 20 acre, 57 lot beachfront subdivision is located next to the Corpus Christi's Padre Island fire station on State Highway 361. Lots are available ranging in price from $80,000 to $600,000. This project has its own board walk to the beach with a fascinating lookout. Several lots have been sold and spec homes are available.

Belle Vista
This project consists of 41 single family, free standing condominiums on a 9 acre site,centered around a small lake. This development is located at the center of Mustang Island, about mid-way between Port Arnsas and Padre Island next to the Mayan Princess condo. It will be a gated community with a spa and hot-tub area, man-made waterfalls, outdoor kitchens, gazebos and lighted fountains. Very attractive and very affordable home sites.

Tortuga Dunes
The newest beachfront development on the island is the 137 acre project known as Tortuga Dunes.
This project is located immediately north of the Corpus Christi owned park land and construction has begun on 142 homes, 97 condominiums and 37,000 square feet of retail space that features the architecture of the  Caribbean.  Lots of great amenities here including beach access. a swimming pool and lush tropical landscaping. Prices for lots range from the mid $200,000's to the mid $700,000's with homes ranging from the mid $600,000's to $1.7 million. Reservations for the lots are being accepted now.

These are just a few of the projects that are currently underway. They join the several tracts of land that run from the highway to the beach that have been subdivided into residential lots and are selling at prices that vary in accordance with whether or not the lot has a Gulf view. Prices vary from in the mid to high $200,000's to the high $700,000's or higher.

Is this a good time to invest? At the rate that property is being developed and sold and then appreciating - I'd say it is a good time. Not as good as two years ago but probably a whole lot better than two years from now  -when we anticipate much higher prices.
